    Here at Auction Flippers, we usually process deeds through a Special Warranty Deed, especially on lands. A special warranty deed to real estate offers protection to the buyer through the seller’s guarantee that the title has been free and clear of encumbrances during their ownership of the property.

    Signing the Purchase Agreement, pay the amount, wait for the deed to be recorded.

    In order to participate in any auction first you need to register an account. Once you have an account visit any auction and in the sidebar you will notice bidding box.

    Some properties have back taxes, some were cleared. All our Illinois properties were cleared of back taxes.
    It always depends on the county process. The deed can be recorded within 3-12 weeks. We sent a copy of the notarized deed to the buyers within 2 days after they purchased the property as their personal copies while waiting for the deed to be recorded.
